Federation Tiles Factory supplies and installs tessellated tiles across Sydney and Newcastle. We manufacture tiles in-house for verandahs, pathways, porches, hallways, foyers and bathroom floors, and help you plan the pattern, border and finished floor.
Our main installation areas are Sydney metro, including the Inner West, Eastern Suburbs and North Shore, and Newcastle. Blue Mountains and other regional NSW projects are considered subject to availability. Send your suburb and job details so we can confirm whether an on-site quote and installation are practical. We also offer tile supply and shipping Australia-wide.

Supply and installation for your project
- Verandahs, porches and pathways: plan the floor, borders, curves and entrance together. Our verandah tile guide shows three completed projects.
- Hallways, foyers and bathroom floors: bring the pattern indoors. Include door clearances, adjoining floors and any existing wet-area finishes in your photos; agree preparation and any waterproofing work in the quote.
- Steps and landings: discuss bullnose bluestone steps and tiled risers alongside the floor, including the front door and gate.
- Repairs and restoration: send photos of the damage and existing tiles for assessment. Read our heritage floor restoration guide; an exact match to an older tile cannot be guaranteed.
Plan the whole entrance
A tessellated floor needs to work with its surroundings. A narrow path may need a different pattern set-out from a wide verandah. Doorways, columns, bends and steps all affect where the border runs and how the field tiles finish.
Choose your tessellated tile pattern, border and colours together. You can add encaustic-style feature tiles. We will help you compare the complete design for your space.
Tessellated tile installation in Newcastle
Planning a Newcastle verandah, front path or entrance? We offer tile supply and installation in Newcastle as well as Sydney. Start with your suburb, approximate dimensions and photos of the existing floor, steps and access. Joseph will discuss the work and arrange the next step with you.
Can you help before I choose a pattern?
Yes. Send a photo of the whole entrance and any designs you like. The width of the path, verandah posts, doorways and steps help determine how the pattern and border fit. You can leave design choices as “Not sure” when requesting a quote.
Is there a Newcastle showroom?
No. We are based in Sydney and do not currently have a showroom. We discuss projects using photos, measurements and on-site quotes; samples can be shipped when a visit is not practical. Confirm site-visit and installation timing before making arrangements.
Looking for the tile design rather than the service area? Our Newcastle tile border is a named border option. It can be supplied for projects in other locations too.
Tessellated tile specialist or general tiler: what should you compare?
Choose by relevant work and a clear plan for your floor. Ask either installer to show completed tessellated projects with similar borders, curves or steps. A general tiler with suitable experience may be a good fit; the job title alone does not show how the finished pattern will look.
- Comparable projects: look at close-up photos of border corners, cuts around posts and transitions to steps, as well as the whole floor.
- Pattern set-out: ask how the field pattern, border width and corners will fit your measurements before tiles are ordered.
- Preparation and levels: ask who assesses the base, drainage, door clearances and any repairs, and what is included in the written quote.
- Responsibility: confirm who checks quantities, supplies each material, coordinates step work and handles questions after installation.

How the installation process works
- Share the project: send your suburb, measurements and photos, including steps. Tell us whether this is a new floor or a replacement.
- Discuss the site: Send your Sydney or Newcastle suburb so Joseph can arrange a suitable on-site quote. We check the surface, access and levels before confirming the work.
- Choose the layout: agree on the pattern, colours, borders and corners. Compare samples beside your brickwork and paint.
- Confirm the work: the quote lists preparation, materials and installation. Any demolition, repairs and step work depend on the site.
- Arrange installation: we confirm dates, access and how long the area will be unavailable, including when you can use the finished floor.
Preparation, borders and steps
The base and finished floor level need checking before tiles are laid. Cracks, loose surfaces, height changes and drainage can affect the work. Photos and an on-site assessment help us include these details in your quote.
Where the design meets a gate, doorway or stair, the edge treatment should be planned with the tile layout. If your project includes stone steps, show them in your photos so they can be considered in the quote.
Choosing tiles for an exposed verandah, path or steps
Tell us whether the area is sheltered or exposed to rain, and include photos of slopes, steps and places where water collects. Suitability depends on the specific tile and finish, as well as the site and installation.
Before ordering, ask for any available slip-resistance test information for the selected product and have the installer assess it against the intended location. A pattern name, colour or photograph cannot establish slip resistance. Confirm drainage, preparation and the care instructions for the materials you choose.
For a supply-only order, include these details in your supplier comparison and agree the installation requirements with your local installer.
Repairing an existing heritage floor
To retain an original tessellated floor, send a wide photo and close-ups of the tiles and damage. We will assess whether repair, restoration or replacement is suitable.
An older tile must be checked for size, thickness, colour and availability. Photos alone cannot guarantee a match.
Read our heritage tile restoration guide for the main considerations before deciding how to proceed.
See completed tile installations
For a Sydney example with a confirmed location and colour selection, view our Drummoyne Nottingham verandah with a Windsor border. Four photos show the charcoal, oatmeal, red and white design beside the brickwork and around the wall return.
Our curved checkerboard pathway shows how a border follows a change in direction. The Octagon & Dot verandah project offers a different view of pattern and border proportions beside brickwork. Browse the full project gallery for more layouts.

You do not need a finished design to get started. On the quote enquiry form, leave undecided pattern, border or encaustic choices as “Not sure” and tell us which project you like. Include your suburb and approximate dimensions; photographs can be emailed to joseph@federationtiles.com.
What affects tessellated tile installation cost?
Floor area is only part of the cost. The quote also depends on removal, base preparation, levels, the pattern layout, borders, corners and steps.
A straight path and a verandah with columns can need different work, even when they cover the same area.
For an estimate, send your suburb, measurements and photos of the whole area and any damage. Include doors, steps and adjoining ground. We confirm the final scope and price after assessing the site and design.
For worked examples of floor area, border lengths and the details to include in your enquiry, read our tessellated tile cost and measuring guide.
Compare installation quotes on the same scope
Before comparing totals, check what each written quote includes and excludes. Use this checklist when discussing your project:
- Existing floor: removal, disposal and any work required to prepare the base.
- Tile layout: the selected field pattern, colours, border, corner pieces and any decorative inserts.
- Finishing details: steps, edges, door thresholds and changes of direction or level.
- Supply and access: delivery arrangements, site access and any allowances or exclusions.
- Timing and handover: the proposed schedule, when the area will be unavailable, when it can be used and the care instructions for the installed materials. Ask who provides aftercare and what any written product or workmanship warranty covers.
- Total price: whether GST is included and how any additional work would be agreed before proceeding.
If you are choosing the design first, our old English-style tile pattern comparison explains five options and the border and colour decisions to consider. For supply-only projects, use our Australia-wide tile supply service and agree the installation scope with your own installer.
Prefer to sketch your project first? Download the optional project worksheet (PDF, 2 pages) for measurements, a layout sketch and photo notes. You can still enquire without completing it.
Planning the layout before installation
For a verandah, show the positions of posts, doorways and steps. For a path, measure the width at several points and mark bends and gates. For an entrance, include adjoining floors and thresholds. These details help us plan the pattern, border and finished levels together.
The existing base, drainage where relevant, any cracks and site access also need to be assessed. Photos help start the conversation, but cannot establish that a base is ready to tile. Agree preparation work and the final set-out in the installation scope before work begins.
